And Now, The 'Townhouse Village'

The first in a series of "townhouse villages" is under construction by the Iacobucci Organization at Regent's Park in West Norriton Township.

The townhouses - 119 two-story, Victorian-style residences, marked by varying roof lines and offsets, dormers and gables, sunburst and box-bay

windows (including two-story bays) - are planned for 19 acres in the Montgomery County development.

Three or four more villages of townhouses - each grouping offering a different architectural style - are planned for the site, which, when completed, will encompass 474 houses on 80 acres, including 20 acres of open space.

The three models for sale in this first section include the Bedford, the Windsor and the Dorset, each of which will have 1,100 to 1,300 square feet of living space and cost between $71,900 and $74,900.

A homeowner's association fee of $29 per month will cover the cost of snow removal from sidewalks, trash removal, and maintenance of lawns and landscaping. The streets at Regent's Park will be dedicated to the township.

Frank Iacobucci Jr. said Regent's Park houses include such standard features as masonry construction of all exterior walls, gas hot-air heat and central air conditioning, as well as a complete package of appliances, including a refrigerator/freezer, washer and dryer.

Also standard in each house are an unfinished full basement or loft; molded vanity tops (double vanity in second-floor bath); wooden kitchen cabinets and balustrades; enameled-steel tubs with tile surround and seating ledge; stall showers with tile walls and fiberglass pan; sliding glass doors to an 8-by-10- foot patio; panel doors on the first floor, and two parking spaces per unit.

Each standard house includes two bedrooms and 1 1/2 baths, and each is available with either a full basement or a loft. Offered with the loft models is a $1,500 builder's credit toward the settlement costs, Iacobucci said.

The Bedford can be built with a front living room and a rear kitchen/dining room or a rear L-shaped living/dining room and a front galley kitchen.

The Windsor features a front living/dining room and a rear kitchen and breakfast area. A family room and a third bedroom are extra-cost options in this model.

The Dorset has a foyer, front kitchen and a rear living/dining room. This model offers a third bedroom and a master bathroom as extra-cost options.

A masonry fireplace is an extra-cost option in all models.
