Sure, the city's great when the temperature hits 80 degrees. The most eclectic vendors are out. The worst-dressed homeless are in full bloom. The river drives are greening. The fruit looks fresher in the Italian Market. Occasionally, someone will smile. But this also is the season that tempts the soul toward the cool breezes that blow in off the surf. The time to discover the seashells left from a cold winter. Imagine the promise of a Friday night at one of those deliciously decadent and financially ravenous casinos by the beach.

It was the perfect summer, Lt. John McShane of the Ocean City Beach Patrol said, until the very end. As it pounded Florida, Hurricane Frances did not spare the Jersey Shore yesterday. VENTNOR - Locals who stayed at the shore barrier islands for Hurricane Irene found themselves in a funny position this morning: They ended up in better shape than many of the people who evacuated. Even Atlantic County Executive Dennis Levinson, whose office was part of the decision to order mandatory evacuations, acknowledged as much. "The irony is, many of the areas we told people to go to got hammered," he said, standing on the Ventnor boardwalk this morning, while waves crashed majestically - but politely - under the Ventnor Pier.

After five years of declining values exceeding those of Philadelphia and its suburban counties, most Jersey Shore towns experienced flat or positive price changes in this year's first quarter, economist Kevin Gillen of Econsult Inc. said Thursday. In an analysis for Prudential Fox & Roach, Gillen found that the typical Shore home declined in value by a scant 0.1 percent on a seasonally adjusted basis in the quarter. Prices fell 1.8 percent in the fourth quarter of 2010 and 6.2 percent in the third quarter.
